The Roof Health Assessment answers it in writing — seven systems graded, every defect photographed, and the roof given one plain result: Good, Maintenance, Attention Needed, or Replacement Recommended. The report is yours to keep either way.
Here is one of them. A homeowner in Ridgewood, Bergen County had just bought the house and wanted to know what the roof was really worth. It carries two systems — historic slate across the front, asphalt shingle on the rear — so the Roof Health Assessment graded them separately. The front slate came back serviceable with targeted repairs and worth preserving. The rear asphalt roof did not: that section moved into replacement planning, along with its decking, the chimney flashing and the attic ventilation. Inspect first, document what we find, recommend only what the roof actually needs.
Every assessment ends in one of four results

- No active defects, and wear that is normal for the roof's age. Keep up routine maintenance and re-assess once a year.
- Maintenance
- A few targeted issues are showing, but the roof has years of service left in it. Handle the specific repairs the report flags and stay on an annual inspection.
- Attention Needed
- Real problems are letting water in now or are about to, though most are still repairable. Repair the flagged defects before interior damage follows, then re-assess after the work.
- Replacement Recommended
- Defects are spread widely enough that repairs stop paying for themselves. Plan for replacement, with a free written itemized estimate to compare against continued patching.
